Most Ottawa buyers should budget 1.5%–4% of the purchase price for closing costs, in addition to their down payment. First-time buyers on a tight budget should plan on the higher end until they have firm quotes from their lawyer.
Legal fees are the most variable cost. Budget $1,500–$2,500 for a standard freehold resale purchase in Ottawa. Condos or complex transactions may cost more. Get a quote from your lawyer early in the process.
Title insurance ($300–$500) is typically required by your lender and protects against title defects, survey issues, and fraud. It is a one-time premium paid at closing.
Property tax adjustment: If the seller has prepaid property taxes for the year, you reimburse them for the portion covering your ownership period. This amount varies significantly based on the closing date within the tax cycle.
The CMHC premium is added to your mortgage balance, not paid as cash at closing. However, you will pay PST on the CMHC premium in Ontario (8%) as a separate out-of-pocket cost, which this calculator does not yet reflect.
